If you’ve ever knelt in front of the boiler, torch on your phone, squinting at three letters and a number you’ve never seen before, you’ll know the feeling. Half the time you type it into Google, half the time you just press reset and hope. Fair enough. Nobody grows up learning what “EA 227” means.
Here’s the thing though: that code isn’t the boiler being awkward. It’s the closest thing to plain English a control board can manage, it’s telling you exactly which safety check it failed, at exactly which point in the process. Once you know what it’s checking for, most codes stop being a mystery.
We’re a Gas Safe registered team covering boiler repairs across London, and this is the conversation we end up having on the phone almost every day, someone reads out a code, and we can usually tell them in ten seconds whether it’s a two-minute fix or something we need to come out for.
Why boilers even bother with codes
Every time your boiler fires up, it runs through the same checklist is there enough water pressure, is the pump actually moving that water, can it open the gas valve safely, does it get a flame, and does that flame stay lit the whole time it’s running. If any one of those steps doesn’t go the way it’s supposed to, the boiler stops itself rather than carrying on and hoping for the best. Sensible, really, when you think about what it’s dealing with.
The code on the display is simply pointing at which step tripped it up. That’s also why two completely different problems can throw up codes that look similar, and why the fix for one (topping up the pressure) can be entirely wrong for another that looks almost the same on the screen.
The four things a code is telling you
Strip away the brand-specific letters and numbers, and nearly every fault falls into one of these:
It’s lost pressure. The boiler isn’t seeing enough water in the system, so it won’t run. This is the one you can normally sort yourself, top up via the filling loop to somewhere around 1.0–1.5 bar and see if it holds.
It couldn’t get a flame going. It tried to ignite and gave up after a few attempts. Sometimes that’s your gas supply, sometimes it’s a tired ignition electrode or a gas valve on its way out.
It had a flame, then lost it. Different from the one above, this means it lit fine and then something interrupted it mid-run, a blocked condensate pipe, moisture where it shouldn’t be, or a strong gust down the flue.
It’s overheating or not circulating properly. This one’s mechanical almost every time, a pump that’s seized, a heat exchanger clogged with sludge, or a valve stuck somewhere it shouldn’t be. Don’t keep resetting this one and hoping.
Worcester Bosch codes: EA, E9 and 1017
If you’ve got a Worcester, you’ll usually see a letter pair with a three-digit number tucked in alongside it.

Vaillant codes: F.22 through to F.75
Vaillant’s ecoTEC range is one we’re out fixing constantly across the older housing stock in Hackney, Islington, and Stoke Newington, hard water in this part of London doesn’t do sensors and heat exchangers any favours.

Baxi codes: E119, E133 and E28

Ideal codes: the shorter list
Ideal keeps things fairly simple. F1 and F2 tend to be pressure or ignition related, while L2 and L5 are lockouts that genuinely need an engineer’s kit to clear properly, not something a reset button sorts out. So, when is it actually okay to just press reset?
Once, almost always. It costs nothing and tells you whether it was a one-off. It’s what you do after that matters:
- Pressure codes (1017, F.22, E119, F1): top it up, keep an eye on it. If it’s dropping every few weeks, stop topping up and get the leak found.
- Ignition and flame codes (EA 227/229, F.27/F.28/F.29, E133): one reset, sure. If it locks out straight away a second or third time, that’s your answer, stop and book someone in.
- Overheat and fan codes (E9, C6, F0): leave this one alone after the first attempt. These are mechanical faults, and forcing restarts on a boiler that’s overheating isn’t something to gamble on.
And obviously, if there’s any smell of gas, a burning smell alongside the code, or your carbon monoxide alarm’s gone off, forget all of the above. Turn the gas off at the meter, get some air moving through the house, and treat it as the emergency it is.
Why the same code means something different in every house
This is the bit that trips people up. We can go to two flats on the same street in Walthamstow, both Vaillants, both showing F.22, and in one it’s a two-minute pressure top-up and in the other it’s a pinhole leak that’s been slowly dripping behind a wall for months. The code tells you where in the sequence things went wrong, it doesn’t tell you why, and that “why” is different in every property depending on the age of the system, the pipework, and how hard the water is.
That’s really the honest answer to “what does my boiler’s code mean”: it means exactly what the manual says it means, but the cause behind it is specific to your boiler, your house, and how it’s been treated. A code that clears with one reset and never shows up again is a non-event. The same code coming back every few days is a different conversation entirely.
